Our brokers follow a three-step property sales process that includes:
1. Property evaluation – We would begin with an inspection and analysis of the property’s characteristics, including size, condition, access, road frontage, zoning, utilities, taxes, surrounding developments, and other salient features. Income-producing properties would require a further review of the rent roll, leasing and operating history, and financial performance.
2. Market analysis – A market analysis would be prepared to assess overall supply-demand conditions, availability and performance of competitive properties, and prevailing rental rates and prices in the marketplace. The purpose is to establish the property’s market position relative to competitive properties.
3. Marketing plan – We would create and implement a comprehensive marketing plan for the property. The plan would establish the client’s goals of the project and listing price, based on the evaluation of the property and the market. It would also furnish the legal documents, target market, list of prospective purchasers, and identify the appropriate marketing materials, including signage, flyers, and advertising.
