ACKERMAN SELLS MAJOR MOB CAMPUS TO NATIONAL HEALTHCARE REIT Healthcare Trust of America Buys Camp Creek for More Than $240/SF

Ackerman Medical has sold its groundbreaking Camp Creek Medical Center I and II to a national healthcare REIT for one of the highest per square foot prices in the past year.

Arizona-based Healthcare Trust of America Inc. bought the two-building medical office campus for $19.55 million, or $243 per square foot – the second highest per square foot price paid for commercial real estate in Atlanta during the past 12 months, according to Databank Inc.  Camp Creek Medical Center I and II, off of Camp Creek Parkway in the Princeton Lakes area of South Fulton County, consists of 80,500 square feet of cutting-edge medical office space, and is anchored by Tenet Healthcare Corp., an exceptionally strong base of primary care, and numerous specialists.  Both buildings are more than 95% occupied.

Ackerman Medical, the medical office building development, leasing and investment arm of Ackerman & Co., has been developing Camp Creek Medical Center in phases since 2005. In December of 2009, the company broke ground on Camp Creek Medical Center III, a 30,000-square-foot Class A medical office building that is already 60% is preleased to Tenet South Fulton, Orthopedics of Atlanta, Southeast Pain, and Providence Foot and Ankle Center.

Camp Creek Medical Center is uniquely positioned as the outpatient destination and therapeutic treatment center for South Fulton County. “HTA’s purchase demonstrates the exceptional value Ackerman Medical created in this healthcare asset in what was an under-served area of Atlanta,” Ackerman’s Willig said.  “Ackerman Medical succeeds by satisfying the needs of Atlanta’s leading physician and hospitals.”

Justin Parsonnet, Executive Vice President, and Lee Asher, First Vice President, both with CB Richard Ellis Group in Atlanta, brokered the sale for Ackerman.  Douglas Connell, Senior Vice President with Grubb & Ellis in Atlanta, represented the buyer.  John Willig, Principal, and Kevin Ehringer, Vice President, both with Ackerman Medical handled the development and leasing of the campus for the ownership interest.

ACKERMAN & CO. INKS TWO PRIVATE SCHOOLS

Ackerman & Co. has secured new locations for two notable private schools in the metro Atlanta area.

The DeKalb Academy of Technology & Environment (D.A.T.E. Academy) has leased 39,000 square feet at 1492 Kelton Drive, a 39,000-square-foot office building in Stone Mountain, for six years. 

Josh Gregory, Vice President, and Brian Merman, Associate, both with Ackerman & Co. represented the landlord in the transaction, PropCo Kelton whose Principal is Harris Tessler, also a Senior Vice President at Ackerman & Co.  Janelle Coutain with Coutain & Associates represented D.A.T.E. Academy.

Ackerman’s Vice President Chitra Subbarayan and Neil Steakley, Associate, also represented Little Da Vinci International School, a nonprofit preschool, in its 4,000-square-foot lease at 4055 Roswell Road, a 10,000-square-foot boutique office building owned by the City of Atlanta in the Blue Heron Nature Preserve.

“The Blue Heron Nature Preserve is an ideal location for our school – a protected environment that encourages our children to explore and indulge in their curiosity,” said Soraya Rouchdi, the Executive Director of the school.  “We’re excited to have this opportunity and to have worked with a sub-landlord like the Blue Heron Nature Preserve, which shared in the excitement of our vision.”  Nancy Jones, Executive Director of the nature preserve was instrumental in bringing together compatible uses to preserve the integrity of the center.  The other tenant in the Center is the National Audubon Society.

ACKERMAN HIRES TOP LAND SALES TEAM

Ackerman & Co. announced today that it has tapped one of the city’s top land transaction and investment sales advisory teams as part of its efforts to expand its brokerage division with senior level talent.

The team from Bullock Mannelly Partners joining Ackerman & Co. includes:

  • John T. Speros, Senior Vice President has over 25 years of commercial real estate experience and focused his investment sales activity on high profile land parcels along major growth corridors throughout the Southeast. He has been awarded the Alvin B. Cates Award for the most outstanding commercial real estate transaction in Atlanta in two of the last five years. Mr. Speros has also developed a number of high end self storage facilities throughout the Southeast.
 
  • Larry Wood, Senior Vice President has more than 35 years of experience and has won the Alvin B. Cates Award three times during his career. He has focused on retail/commercial properties including the sale of over 125 regional mall peripheral development sites. In additional, he has represented Rooms To Go Furniture in the acquisition of over 50 sites for development of retail stores in the Southeast.
 
  • Sean Patrick , Vice President, has over 12 years of commercial real estate experience has focused on infill mixed use transactions and hotel land transactions throughout the Southeast. He amassed more than $65 million in investment sales and land brokerage transactions since beginning his investments sales career in 2001, including a $9 million mixed-use land sale of Deerfield Green, $8 million hotel land sale at Orlando Gateway, and a switch facility for Verizon Wireless.
 
  • Kyle Gable, Vice President, has an appraisal background and has specialized in the sale of lender owned assets including raw land, developed lots throughout Metropolitan Atlanta.

The team together has been involved in more than $200 million in transactions in the last five years.  In particular, John and Larry have been behind some of Atlanta’s most influential and noteworthy commercial real estate developments Their land sales have led to such projects as Hines Interests’ Overton Park and Perimeter Summit, Sembler’s Edgewood Retail District in East Atlanta, Trammell Crow Residential’s Alexan 360 multifamily project on Freedom Parkway and the InterContinental Hotel in Buckhead. Given the current market conditions, they will focus their effort on the distressed asset advisory services into 2010.

Ackerman’s latest hires are part of a larger concerted effort taking shape in 2009 for the firm to emphasize new business opportunities with land, multifamily and retail investments sales  Earlier this year, Ackerman & Co. purchased the Atlanta boutique real estate firm SouthPointe Partners for an undisclosed sum, adding a multifamily and retail specialty to the company with veteran professionals, including Tennyson Williams.  And most recently, Ackerman hired Gina DeRaffele from CB Richard Ellis Group Inc. as a senior member of its tenant representative team.

SANDY SPRINGS MARKETING FIRM BUYS OFFICE BUILDING

Ackerman & Co. brokered the sale of the former home of Atlanta Oncology Associates to a whole new planet.

Sandy Springs-based Planet Studio LLC, one of Atlanta’s premier marketing firms, purchased 7820 Roswell Road from Atlanta Oncology for $2 million, or approximately $175 per square foot.  The two-story, 12,000-square-foot former medical office building is at the corner of Morgan Falls and Roswell roads.  This deal solidifies moves for both firms. 

Ryan Goldstein, Vice President with Ackerman & Co., and Jeremy Rosenthall, formerly with Ackerman (now with M&P Shopping Centers), brokered the sale for Atlanta Oncology.  Tim Head and Taylor Smith with Bryant Commercial Real Estate Partners in Atlanta represented Planet Studio.

Atlanta Oncology is finishing a new medical office project for itself in Alpharetta, while Planet Studio will pack its belongings from its current offices at 460 Abernathy Road, where it has been since 2002.

“We are in a situation to now truly create an office environment that reflects our firm’s personality and abilities,” said Larnie Higgins, President of Planet Studio.  “As our firm grows, owning our own building gives us the flexibility we need to expand and cater to our clients’ needs.”

Ackerman also brokered a number of other deals in recent weeks:

  • Phoenix Distribution & Marketing inked a 23,300-square-foot deal at 829 Pickens Industrial, a 98,600-square-foot flex office building in the Allgood 75 Business Park in Marietta, moving from just an 8,500-square-foot space in the West Oak Center industrial park nearby.  PDM is a retail supplier to hotels and hospitality companies nationwide.  David Ellis and Josh Gregory, both Vice Presidents with Ackerman, brokered the deal for the tenant.

 

  • Advanced Design and Packaging Inc. renewed 91,100 square feet at 605 Selig Drive, a 657,700-square-foot warehouse in the Fulton Industrial area.  Ackerman Senior Vice Presidents Mike Myrick and Ginny King inked the deal for the landlord in the transaction, while Rodger West with Alliance Partners represented the tenant.

 

  • Sunnyvale, Calif.-based NetApp Inc. renewed and expanded its offices to 11,500 square feet at Ackerman’s Centrum at Glenridge.  The deal helps to stabilize the 183,000-square-foot building at 780 Johnson Ferry Road to more than 80% occupied.  Other tenants include the headquarters of Havertys Furniture Cos.  Gwen Wegman, Senior Vice President of Leasing at Ackerman, represented the landlord, while Pete Shelton with Colliers Spectrum Cauble represented NetApp.

ACKERMAN LEASES DRIVES BIG FLEX OFFICE SALE

Ackerman & Co. has assisted its partner URDANG Capital, in the sale of both American Business Center (ABC) and WhiteWater Business Center, a 629,600-square-foot mixed use flex office project in Marietta for $48 million to a partnership formed by Capital Commercial Investments Inc. 

Ackerman has been leasing and managing ABC and WhiteWater since 1999 and helped to stabilize the property during that time, leasing a total of 151,000 square feet.  Tenants at the 14-building complex, a mix of single- and two-story buildings, include The Healthfield Group, General Electric, Concentra, Embry-Riddle Aeronautical University and Bekaert Corp.

Ackerman’s Jimmy Stevens and David Ellis will maintain the leasing assignment for the new owners.  Tom Shafer and John Hinson with Resource Real Estate Partners in Atlanta brokered the sale for URDANG. 

URDANG, a division of BNY Mellon Asset Management, continue to maintain their relationships in other properties.

"URDANG and its managing agent, Ackerman & Co., have significantly enhanced these properties since we acquired them in December 1999," said Vincent Sanfilippo, chief investment officer of Urdang Capital Management. These improvements along with their excellent location have made the business centers particularly attractive to investors and tenants." The upgrades include replacing roofs on most of the 14 buildings, installing new elevators, re-grading and re-landscaping property frontage, renovating tenant suites, and installing new signs throughout the properties.

ACKERMAN & CO. BUYS GATEWAY INDUSTRIAL

Ackerman & Co. announced today its purchase of Gateway Distribution, a two-building 410,000-square-foot distribution warehouse facility on Fulton Industrial Boulevard near the intersection of Fulton Industrial and Camp Creek Parkway.  Ackerman Gateway LLC – a private investment group formed to purchase the property and managed by Ackerman & Co. – bought Gateway for $6 million from a fund managed by ING Clarion. 

Chris Riley, Brian Budnick and Frank Fallon with CB Richard Ellis Group Inc. in Atlanta brokered the transaction.  Kate Sharp, Vice President, and Mike Martin, Senior Vice President, both with Ackerman, have been named to lease the property.

Gateway Distribution is 50 percent leased to Carolina Logistics Services and is directly served on the property by a CSX rail line. 

"From an investment and ownership perspective, the industrial market, in our view, demonstrates real upside potential, particularly at current valuations.  Ackerman is expected to penetrate this market further in the coming quarters,” said Kris Miller, President of Ackerman & Co. 

Gateway also is a potential value-add investment by Ackerman, especially for a property directly served by a major railroad, Miller said.

This purchase represents a major transition for the full-service Atlanta-based commercial real estate company, which is one of the metro area’s largest landlords, with 4 million square feet of office property owned.
