Ackerman has served as the exclusive marketing agent for properties ranging in size from 10,000 to 500,000 square feet. Our brokers follow a five-step landlord representation process that includes:

1. Identification and assessment of owner’s goals: We would begin with collaborating with the client to establish the owner’s goals for the project which include setting a project timetable, developing a project team, establishing leasing objectives, and assigning project tasks and responsibilities.

2. Property evaluation: A thorough evaluation of the property would be conducted, including a physical inspection and a review of the property’s rent roll, leasing and operating history, and other relevant property information, such as building plans, real estate taxes, and environmental reports.

3. Market analysis: A market analysis would be prepared to assess overall supply-demand conditions, performance of competitive properties, and achievable rents to establish the property’s competi­tive market position.

4. Marketing and tenant retention plans: We would create and implement a comprehensive marketing plan for the project focused on developing new tenant and broker awareness of the project, as well as retention of existing tenants. This plan would include the development of marketing procedures and materials.

5. Communication of property’s leasing and financial performance: Regular conversations and meetings would be scheduled to keep the owner abreast of project performance. Marketing reports would be generated to summarize prospect activity, leasing status and market conditions. Financial reports would also be generated as appropriate.
